

**Construction Permit Information**
The previous owners completed several key steps toward obtaining construction permits with local municipalities. Below is a summary of the work already done.
**Previously Completed Items:**
1. **Master Plan**
A professional master plan was developed to subdivide the property into **167 single-family home sites** (73 ocean-view and 94 mountain-view). All lots are large enough for further subdivision. The property can legally be divided into **over 300 lots** if desired. Contact us for details on the process and estimated costs.
2. **Land Clearing & Roads**
The entire property was cleared in 2010 to create unobstructed natural building pads. Dirt roads were installed and graveled in 2009–2010.
3. **Water Wells**
Permits were secured and two wells were drilled, capped, and registered.
- **TS-145**: 5.7 liters per second
- **TS-146**: 3.3 liters per second
**Combined output**: ~9 liters per second — sufficient for over 300 lots.
The water has been lab-tested twice (results available upon request) and was approved by AYA and ASADA de Lagunillas.
4. **Archaeological Inspection**
A full property inspection confirmed no artifacts or burial sites are present.
5. **Environmental Features**
All natural springs, streams, and required setbacks have been identified, including one seasonal waterfall.
6. **Sewer System Exemption**
An approval letter was obtained exempting the developer from installing a full sewage system and treatment plant. This approval will likely need renewal, but the original vendor believes it can be renewed relatively easily.
